# Rental Policy — Villas Sabai Jai > Villas Sabai Jai rental policy — check-in and check-out times, cancellation terms, minimum stay requirements, house rules, and payment conditions for Koh Tao. ## Guest Requirements The minimum age for the lead renter is 20 years for groups of 2 people, and 25 years for groups of 3 or more. The number of guests must match the booking — exceeding the stated number of guests will prevent check-in. Passports from all guests are required for registration at check-in, as required by Thai law. ## Check-in & Check-out Check-in time is 2:00 PM. Check-out time is 10:00 AM. Early check-in and late check-out may be available upon request, subject to availability. ## Booking & Payment A 30% deposit is required to confirm your reservation and must be received no later than 3 weeks before arrival. Payment is accepted by bank transfer. If you wish to pay by credit card, an additional 4% surcharge applies. Any extra charges incurred during your stay are to be settled in cash at departure. We accept major currencies. ## Cancellation Policy Free cancellation up until the deposit is due (3 weeks before arrival). Once the 30% deposit has been paid, it is non-refundable. In case of illness, rebooking within 12 months is possible with valid medical documentation. No-shows will be charged the full booking amount. ## Minimum Stay A minimum stay of 3 nights applies during regular season. A minimum stay of 5 nights applies during peak season (December to April). ## House Rules Smoking is restricted to outdoor areas only. No animals are allowed on the property. Only paid, registered guests are permitted. No parties are allowed. Noise must be kept to a minimum, especially after 10:00 PM. Guests are liable for any damage to the property. ## Community & Neighbourhood The property is part of a community of approximately 20 villas where residents expect peaceful surroundings. We ask all guests to be respectful of the residential nature of the area and keep noise to a minimum at all times. ## Damage & Security Deposit A refundable security deposit may be required at check-in. This will be returned upon check-out, subject to an inspection of the property. Guests are responsible for any damage caused during their stay. ## Children & Extra Guests Children are welcome but must be supervised by parents at all times. The villas are not childproofed. The maximum occupancy for each villa must not be exceeded at any time. ## Safety Boxes We provide safety boxes in all bedrooms. The maximum coverage for items stored in safety boxes is 5,000 THB per box. ## Liability The owners disclaim responsibility for injuries, theft, or personal property loss during a guest's stay. Guests use all facilities including swimming pools at their own risk. We strongly recommend comprehensive travel insurance. ## Enforcement Property misuse or noise violations may result in immediate termination of the stay without refund.
